Ecosign’s Master Plan for Totteskogen Hemsedal blends winter and summer recreation with a ski-in/ski-out focal point. Our design includes beginner ski facilities, tubing, biking trails, and more, creating a vibrant, four-season destination with amenities for tourists and residents.

Since 2017, the construction of lifts, trails, hotel and real estate have been on-going as a result of the adopted Totteskogen Master Plan. Following the successful implementation of Ecosign’s Resort Village and Base Area Master Plan for the Hemsedal Ski Area, our team was hired to prepare a land use plan and ski-in/ski-out concept for the Totteskogen neigbhourhood between the town and ski area. In 2021, Ecosign was retained once again by the Totteskogen developer to create a Four-Season Recreation Plan for a land parcel adjacent to the new Fyri Hotel. The site plan proposes a mix of winter and summer activities, and a service building that draws people to the area and provides amenities for the hotel guests and neighborhood residents. 

The winter recreation plan focused on facilities for beginner skiers and children, featuring two moving carpets, a surface platter lift, and a snow tubing facility. Walking paths, fire pits and gathering areas were integrated into the plan to create inviting areas for non-skiers to watch and participate in the activity area. In the summer, the activity zone transitions to a mountain bike park with a variety of trails and skills features. An alpine coaster, hiking trails, rock climbing area and picnic area are also part of the summer recreation facility. The service building is designed with a west-facing patio to offer an inviting area to eat and drink within the facility and draw visitors from outside of Totteskogen. 

With access to recreation, ski-in/ski-out and commercial facilities in a natural setting close to town and the resort, the Totteskogen neighbourhood has become one of the most attractive resort real estate developments in Norway.
