Gudauri Ski Resort is located in the Caucasus mountains of Georgia nearly 2,000 m above sea level. A 1.5-to-2-hour drive north of Georgia’s capital city, Tbilisi (population 1.5 million people), the resort was originally developed in Soviet times for competition training.
In 2010, Ecosign was commissioned to create an “Immediate Action Plan” for the resort to improve the existing facilities and create a new, modern slope-side ski village. Following the completion of our design work, construction on the new Gudauri resort base began in the fall of 2011 and into summer 2012. The new ski village development included a new access road, parking lots, two commercial buildings, a tubing park, one beginner ski lift, and one high-speed ten-passenger gondola. Since the implementation of the first phase of the master plan in 2011, Gudauri has seen an incredible increase in the number of skier visits and summer sightseeing visits; it is one of the fastest growing ski resorts in Europe – and quite possibly the world.
Today, Ecosign is creating a comprehensive Resort Master Plan outlining Gudauri’s potential at full build out. Elements include expansion of ski facilities on the north-facing terrain and extending to the Kobi region of the resort; expansion of summer and winter recreational activities; expansion of the resort base facilities including a commercial village centre; additional ski-in/ski-out accommodation and real estate; organized visitor parking areas; and infrastructure, services and facilities for residents and employees.

In 2010, Ecosign was tasked with creating an “Immediate Action Plan” to modernize the resort, enhance existing facilities, and design a new slope-side village.
2012
By 2012, Ecosign’s vision began to take shape, with new infrastructure such as access roads, parking, a tubing park, beginner ski lifts, and a high-speed gondola. This overhaul sparked a surge in skier visits and summer tourism.
As Gudauri quickly became Georgia’s most popular mountain resort, real estate development in the base area experienced rapid growth. Ecosign was retained by several private developers to prepare a Master Plan for several sites around the resort, including the Marco Polo Hotel (a ski-in/ski-out hotel and real estate development), Lower Gudauri Village (an intercept village at the base of the resort), and the Bidara Village (a lift accessed village and real estate development on a high elevation plateau). Ecosign was engaged as a consultant on the New Gudauri Village as buildings were designed in detail and constructed over the past 15 years by various developers.
2023 +
Currently, Ecosign is working on a comprehensive Resort Master Plan to guide Gudauri's full build-out. This includes expanding ski terrain into the Kobi region, enhancing year-round recreational activities, developing additional ski-in/ski-out accommodations, and improving the resort’s base facilities, commercial village center, and parking. The plan also focuses on infrastructure and services for residents and employees, ensuring that Gudauri continues its growth as a premier four-season destination. Ecosign’s efforts have turned Gudauri into a thriving resort, blending rich history with modern amenities to offer an exceptional guest experience.
