In 2025, Ecosign was retained by Cape Smokey Holding Ltd. to develop a Conceptual Master Plan to guide the resort’s long-term evolution into a distinctive, year-round mountain destination. Located along Nova Scotia’s iconic Cabot Trail, Cape Smokey occupies a dramatic setting between the Cape Breton Highlands and the Atlantic Ocean. Central to the project vision was creating a big mountain experience in a boutique setting, combining the quality and diversity of a larger mountain resort with a more intimate guest experience.

The planning process began with a comprehensive assessment of existing conditions, including ski terrain and lifts, land ownership, access, parking, infrastructure, environmental considerations, and development suitability. This technical work was complemented by a strategic market and feasibility review to identify opportunities for sustainable growth and establish a framework for future investment.

Building on this foundation, Ecosign prepared an integrated mountain and base area Master Plan. The plan envisions a significant expansion of the ski area into the eastern highlands, introducing substantial new expert terrain on the north-facing slopes while also adding high-quality beginner and intermediate terrain to create a more balanced and diverse skiing experience. The base area concept includes an expanded snowfront and a new pedestrian-oriented resort village with accommodations, guest services, commercial uses, and improved connections to the waterfront. A diverse four-season recreation program was also developed, incorporating mountain biking, hiking, camping, sightseeing, and other activities designed to broaden Cape Smokey’s appeal beyond the winter season.

The completed Master Plan provides Cape Smokey with a long-term framework for future development, bringing together mountain recreation, accommodation, resort services, and the site’s unique oceanfront setting to support its evolution into a true four-season destination.
